Most agency websites are built to display listings, which is the one job the portals already do better. The commercial opportunity sits in the searches the portals rank badly for: appraisals, agent comparison, suburb market knowledge and property management.
- Suburb authority pages. Genuine market commentary, median data and recent sales for each suburb you service. This is where vendors research and where portals are generic.

Not on listing and property search queries, and chasing that is wasted budget. The portals have overwhelming authority and inventory on exactly those searches. Where you can and should beat them is on vendor-intent and local-expertise queries: appraisals, what a home is worth, agent comparison, suburb market conditions and property management. The portals rank poorly there because they can't produce genuine local commentary at scale.
Portal spend buys buyer eyeballs on individual listings, which mostly serves the vendor you already signed. SEO builds an asset that generates the next vendor. They're different jobs and the second one is usually underfunded. Agencies that treat portal advertising as their entire marketing budget are renting attention and building nothing.
Google Business Profile and review work often moves local visibility inside 4 to 8 weeks. Suburb content programmes typically take 6 to 12 months to mature into consistent vendor enquiries. Real estate has an advantage here: because so many agency sites are thin, well-executed local content can rank faster than in most competitive categories.
They should be retained and repurposed rather than deleted. A sold listing with the sale outcome is evidence of local performance and feeds your suburb pages with real data.
